Let’s suppose that you have a garage that has an asbestos cement sheet roof. Even though you declare this within your sellers pack, a prospective purchaser will want it removed and replaced prior to purchase or a substantial cash reduction in the selling price of the property which allows for them to have the work done themselves. Costs for asbestos removal are only going to increase in the future. They will certainly escalate when the demand for removal from residential properties increases (which without doubt it will).
Our telephone enquiries are proving this as you read this page.
If you are thinking of selling your home and you have asbestos present (anywhere), it would be prudent for you to have it removed yourself and not risk a huge loss in your home’s valuation due to its presence.
If this is the case, you need to remember a few key facts;
Asbestos can only be removed by those who are registered with the Environment Agency as a Waste Producer. ( a building contractor could do the work but they probably would not have the necessary registrations and licenses for its removal from site). Any removal of asbestos over 200 kilos has to be notified. Carriage of any licensed waste has to be recorded on appropriate documentation and that documentation maintained on file for three years! A copy of this documentation MUST be provided to you the home owner. This is your evidence of legal disposal!
If you are considering purchasing a new property, we would strongly advise that you procure an asbestos survey of the property prior to purchase. There are over 3500 materials in which asbestos is present, and a vast majority of these were used in the construction of domestic premises. A standard valuation survey will only “presume” that a material has an asbestos content. To avoid any financial heartache in the future, you need to know for certain, after all, upon purchase you are then responsible for that material.
SASS are committed to providing home owners with sensible surveying and removal costs.
Residential property surveys are normally charged from £350.00 (plus sample costs, typically £10 per sample)
